HOME VISIT (FREE)

We meet you in person at your home to check on a few things and ensure your backyard and your drophouse are a great fit.

PERMIT (IF APPLICABLE)

We try to build without permits as much as possible. In some cases, a permit may be required. Drophouse can provide you with further information and advice on this.

SITE PREPARATION

We complete the necessary site work to ensure your backyard is ready for your new drophouse.

DELIVERY AND INSTALLATION

As we fully build our Drophouses inside the factory we limit the chances of delay due to weather conditions. When finished we will get your drophouse from the factory to your home and ensure installation is a breeze.

Frequently asked questions

  • Many factors determine the price of a Drophouse (such as material, shape, and layout). For a unit of 28m2 with a high-quality finish, equipped with kitchen, bathroom, and electric underfloor heating, the costs are around 2200 EUR per m2

  • Each Drophouse has its own 3-phase fusebox and can easily be connected to the existing infrastructure with its unique connection point. We recommend using a YMVK-cable (5-wire) and installing an extra fuse in the main house. Drophouse can provide further advice or possibly take care of this matter for you.

  • A Drophouse can be placed permit-free in most cases. Always carefully check what applies to your personal situation. A good aid is this government brochure “Vergunningvrij bouwen van een bijbehorend bouwwerk”.Please feel free to contact us for advice about your particular situation.

  • The delivery time of a Drophouse is in most cases 12 weeks. This can vary depending on the materials chosen.

  • We place all Drophouses on ground screws. Ground screws are perfect for all types of soil (even for peat & clay) and have minimal impact on the environment compared to a concrete foundation. You save on formwork, wickerwork, a concrete mixer and therefore also a lot of labor costs. No excavation or excavation work is required and ground screws can be reused if you want to move your Drophouse with you in your life.

  • A Drophouse is delivered fully finished in 1 (or more) module(s) and is usually placed in your garden by using a crane. The type of crane depends on the location. Drophouse advises the most cost-efficient way of installing.

  • Our plumber and foundation expert will visit your property to do an initial assessment and prepare any groundwork, pipes, or pump necessary.

  • Thermally-treated or -modified wood is heated to above 180° before installation. This process removes all moisture and changes its chemical structure so that the wood does not need any maintenance for at least 25 years.

  • Drophouses are all equipped with high-quality insulation with sound absorption class A and are suitable for any climate. We use windows with triple glazing and the best sealant for optimal insulation. The roof and floor are also insulated. The inner doors have an Rc of 0.83 m²K/W, the windows (HR+++/ 2 intermediate layers) have an Rc of 2 m²K/W, the roof has an Rc of 6.67 m²K/W, Floor Rc = 3.85 m²K/W and the walls all have an Rc value of 6.67m²K/W.

  • If you are going to use a Drophouse as an office, yes; part of the WOZ value and business costs are deductible. From a tax point of view, it can therefore be attractive to realize a garden office. A garden office must have its own entrance and own sanitary facility and 70% of the business costs must be made in the workspace.

  • We do not have a standard-size module as all drophouses are customizable. Typically a module can range from 2.3m to 4.0m in width and from 4.0m to 12.0m in length (i.e, is related to the transportation limits) but the size can be also wider. Modules that fit within the transportation dimensions enable us to keep the cost of transport to a minimum, however, if a design requires dimensions in excess of these parameters it can be assembled on-site.

  • The transportation costs depend on the size of the drophouse. It is included in the price for transport inside The Netherlands. For requests outside the NL, we can easily prepare the calculation as we discuss your request.

  • Electric heating systems are often more compact and take up less space than traditional heating systems; this is again advantageous in a Tiny House.

    We work with infrared underfloor heating, supplemented with an electric towel radiator in the bathroom. Other options are infrared wall panels and/or an air conditioning/heating unit.

    For hot water, we use an electric boiler as standard or optionally a flow heater.

  • In addition to the necessary windows, each Drophouse also has an air-conditioning system with heat recovery.

    A heat recovery system reuses heat that would otherwise be lost in ventilation and recovers that heat to warm the incoming fresh air. As a result, up to 95% of the heat can be recovered and energy bills can be saved by up to 30%. This also means less moisture and mold in the air, which can lead to better air quality and health benefits for residents.

  • Absolute! When building a Drophouse, we already have an overview of modern, sustainable materials from which to choose, but you also have the freedom to contribute materials that suit your personal preferences and sustainability requirements.

    Standard materials may vary depending on region and building codes. Common standard options include, for example, wooden frames and facade cladding, traditional roof coverings such as metal roofing sheets, insulation materials such as fiberglass or foam panels, and HR++ windows and doors.

    The advantage of being able to choose and contribute your own materials is that you can adapt your tiny house to your personal style, needs, and sustainability values. This gives you a unique living space that suits you perfectly.

    When building a tiny house, it's important to consider local building codes and regulations, especially if you're using non-standard materials. Some municipalities have certain restrictions or requirements for building materials, so make sure you're well aware of what's allowed and what's not.

    In short, whether you choose standard materials or provide your own sustainable materials, the construction of a tiny house offers you the opportunity to create a compact and environmentally friendly living space that meets your unique wishes and needs.

  • Certainly, a Drophouse can be placed on your roof as part of an innovative extension to your existing house. However, it's important to note that we don't provide the connection to your house whether it’s a passage for hatch. This part should be handled by a local carpenter or contractor who can ensure a seamless integration. Our focus is on delivering the modular construction.
